Buyer’s Premium: 10% will be added to the high bid to determine the final contract price. Financing, if any, will be based on the final contract price.

Deposit: Non-refundable 10% of the final contract price due on auction day via good personal or business check. Deposit will be applied to the purchase price at closing. Successful internet bidders must deliver the deposit within 24 hours of the auction’s conclusion by good check or wire transfer (wiring instructions provided after the auction).

Closing Costs: Buyer to pay all closing costs, including but not limited to title search, transfer taxes, deed preparation, conveyance fees, and recording fees.

Survey: If a survey is required for transfer or recording, it will be at the buyer’s expense.

Deed & Title: A marketable, insurable deed will be delivered to the buyer at closing, free of liens and back taxes.

Sale Confirmation: Subject to approval by seller. Seller retains the right to accept or reject the high bid on auction day.
